Real Estate Strategy

Healthcare infrastructure is at a critical juncture in Canada. The demand for essential healthcare services, and the space to house them, is expected to increase with aging populations and increased urban migration, a longtime issue exposed and exacerbated by the pandemic. We know that patient outcomes are best supported by access to community-based health services delivered by multidisciplinary healthcare teams. But finding suitable space to accommodate full-service healthcare clinics and physician groups, in settings conducive to medical services, is no small feat.

As a real estate partner of choice to leading healthcare operators across Canada, Northwest has the experience and knowledge to understand the specialized requirements of large institutional healthcare providers, including the need to co-locate or integrate with allied healthcare service providers. We have a catalogue of available properties that can be quickly renovated or converted to accommodate large clinics and physician groups in need of space, and extensive experience working with family health teams and physician groups to source – or create – real estate solutions to meet their needs. We work with existing tenants to meet their needs for space as their teams grow and services expand, and we work with prospective tenants who are seeking flexible real estate solutions that will allow them to expand their care to improve patient outcomes.

  • Relocation

Moving your practice to a new location can be an overwhelming prospect, fraught with concerns about finding the right space and minimizing the disruption to your patients. It can also be an opportunity to start fresh and reinvigorate your team and services by moving to a location that better suits the current and future needs of your practice. Northwest’s experienced team of healthcare real estate experts will leverage our existing portfolio of medical outpatient buildings and our extensive pipeline of available properties to help you find the right property for your group, so all you have to think about is caring for your patients.

  • Renovation and Expanded Facilities

Physicians and healthcare teams shouldn’t have to make do with clinical or office space they’ve outgrown. Working in tight spaces that were designed based on the functional needs of a smaller group or an outdated model of patient care hinders the ability to offer great care and creates unnecessary challenges for healthcare providers and office staff. We understand that tenants need flexible options to respond to the changing needs of their practice. From facilitating the takeover of a contiguous space to expand the square footage of a tenant’s premises to constructing a new addition to add square footage to an existing building to developing a brand-new building on the property or a nearby site, Northwest is committed to working with our tenant partners to solve their space needs.

Development Services

Today’s healthcare services, systems of delivery, ideologies, and technology are in a perpetual state of growth and evolution that demand innovative real estate solutions to address tomorrow’s healthcare needs. With a proven track record of successful projects and a robust pipeline of opportunities, Northwest is a development partner of choice to hospitals and healthcare operators across Canada. Our in-house capabilities extend from development and construction to leasing and property management, enabling us to deliver best-in-class healthcare infrastructure that supports the goals of our healthcare operator partners to expand their services, increase access to care, and improve the health of the community.

We believe that by creating, renewing and enhancing healthcare infrastructure, we can make a meaningful contribution to provincial and regional healthcare systems in support of their mandates to reduce wait times for critical services, address surgical backlogs, and improve patient outcomes. From hospitals facing overcapacity and the challenge of alleviating congestion while keeping space available for acute care patients to rapidly growing communities that need expanded healthcare facilities to meet increased demand for services, Northwest has the capability and expertise to develop healthcare infrastructure solutions for our partners.

Why NorthWest
  • Improve Patient Experience

Decanting and aggregating non-acute hospital services, in combination with a curated mix of allied health services, creates a holistic care environment that can reduce wait times and improve patient outcomes.

  • Achieve Cost Efficiencies

Unlike building a new facility, the only financial commitment for the property is the lease. Hospitals can benefit from private-sector cost efficiencies, including lower leasing and facilities management costs.

  • Manage Risk

Certain risks and responsibilities are taken on by Northwest when there is reduced need for in-house facilities and real estate resources.

  • Save Time

Not having to apply and wait for government funding to build allows hospitals to move quicker and save time.

  • Focus Leadership Teams

Executive and board teams can focus more on the provision of healthcare services and less on real estate and facilities solutions.

  • Optimize Space

By decanting services like outpatient procedures, maternity, dialysis or administration, space can be made available for acute hospital care.
